Home Inspection Checklist: Homeowners
Preparing your home for an inspection doesn’t have to be stressful! At BluTape Solutions, we want to make sure your inspection goes as smoothly as possible. Follow this comprehensive checklist to ensure all areas of your property are accessible and ready for a thorough review.
Preparing Your Home for Inspection
Utilities
Make sure all utilities—electricity, water, and gas—are turned on, even if the home is vacant. This allows the inspector to test major systems, including:
- Plumbing: We’ll check for leaks and proper water pressure.
- Electrical Systems: All switches, outlets, and fixtures will be tested.
- HVAC: We’ll confirm the heating and cooling systems are operational.
Tip: Check all light bulbs to ensure they’re working. A burned-out bulb might look like a wiring issue.
Accessibility
Provide clear access to all important areas of the home:
- Attic: Clear any belongings that may block the attic entrance.
- Basement and Crawl Spaces: Ensure these areas are free from obstructions. Our inspector needs space to examine these parts of the home for structural integrity and moisture issues.
- Furnace and Water Heater: Move boxes or storage items away from these appliances.
- Electrical Panels: Make sure the main electrical panel is accessible and not blocked.
Pro Tip: Unlock or provide keys for all exterior doors, gates, and storage areas. If you live in a gated community, please give us any necessary access codes.
Appliances and Systems
- Kitchen Appliances: Ensure the oven, dishwasher, and stove are plugged in and working. Our inspector will test these to ensure they’re in proper condition.
- Laundry Area: Clear space around the washer and dryer. We’ll check for proper connections and venting.
Note: Make sure the water heater is accessible and that the surrounding area is clear.
Exterior Preparation
- Trim Overgrown Vegetation: Cut back bushes or plants blocking the foundation, exterior walls, or windows.
- Remove Exterior Debris: Clear leaves, branches, or clutter, especially if it’s obstructing access to crawl spaces or panels.
- Outdoor Structures: Ensure that sheds, garages, and outdoor structures are unlocked and accessible.
Helpful Tip: Trimming vegetation helps our inspector and improves your home’s curb appeal!
Safety Devices
- Smoke Detectors and Carbon Monoxide Alarms: Check that all devices are installed and working. Replace batteries if needed.
- Fire Extinguishers: Ensure they are available and functional.
Reminder: Secure pets in a safe area during the inspection to ensure everyone’s safety.
Clean and Declutter
- Tidy Up: While a spotless home won’t impact the results, a clean and organized space makes it easier for the inspector to move around.
- Move Furniture: Shift any large pieces that block windows, outlets, or plumbing fixtures.
Extra Tip: A tidy home leaves a positive impression, even if cleanliness doesn’t affect the inspection outcome.
Provide Documentation
- Disclose Known Issues: If you know of any ongoing repairs or concerns, let our inspector know.
- Share Upgrade Information: Have you installed a new HVAC system or replaced the roof? Provide receipts or warranty details.
Pro Tip: Transparency can speed up the inspection process and help you better understand the home’s condition.
